The condensation survey process

  • The surveyor will arrive at the premises at a time convenient to you, and then begin with an inspection on the exterior of the property. This will include a visual inspection of the roof from ground level, brickwork, existing damp proof course, any high ground levels and any other potential issues.
  • The surveyor will then carry out an inspection of the interior of the premises looking for a range of issues relating to condensation, damp, timber or structural issues.
  • The surveyor will use a range of tools to calculate internal readings such as humidity, temperature and dew point. A moisture meter is also used to aid diagnosis and provide physical evidence to the report. Moisture profile readings on internal wall surfaces are used to aid in the assessment of rising or penetrating dampness.
  • A thermal imaging camera can also be used during a survey to identify cold spots and cold bridging. These are used to detect differences in temperature on surfaces, making them useful to understand the accumulation of condensation and mould in properties, and what might be causing it.
  • For properties severely affected by condensation, Peter Cox can offer indoor air monitoring devices which are used to monitor moisture, condensation and mould internally over a period of time. Government guidance (Understanding and addressing the health risks of damp and mould in the home, 2023) suggests smart sensors may be a useful aid to monitor temperature, humidity and indoor air quality and to identify at-risk properties.”
  • The surveyor will then create an easy to understand report based on the findings from the visit, backed by photographic evidence, showcasing any issues and potential solutions.
